Pipe Collars:  Pipe collars are part of your roofing system. Pipe collars preform a seal around your pipe jacks that are created for the plumbing and ventilation of your home.  The most common pipe collars have an aluminum or plastic base with a rubber gasket.  While the aluminum and plastic base may last a lifetime, the rubber gasket has a much shorter lifespan and is usually the first part of your roofing system to fail.  A compromised pipe collar can take years before being detected this can cause mold, mildew and other water related damage to your home.

Roof Flashing:  Roof leaks are commonly found around the metal flashing that is installed to direct water away from a vulnerable area.  Roof leaks to the flashing are usually caused by improper installation of the flashing or poor maintenance to your roof.  Flashing is a thin metal material (usually galvanized steal or aluminum) that roof installers used to direct water away from an area.  Usually where-ever the roof meets a vertical surface like a wall, chimney or dormer.
